When discussing marketing strategies and budgets for listing a property or holding an auction, one of the first questions sellers ask is: “Who will buy my farm?” This is a loaded question with many variables, but the goal is always to appeal to as many buyer groups as possible. The marketing strategy will depend on the specifics of your land, including location, size, income sources, best uses, and overall aesthetics.
Many sellers mistakenly assume that only one type of buyer will show interest in their property. This is especially true when it comes to both recreational and tillable land. Let’s look at tillable land as an example. It’s easy to assume the primary buyers will be neighboring farmers, tenants, or local operators. While this is true in many cases, we often see “investors” step in as buyers with different motivations.
But let’s unpack that term: “Investors.” Land agents often use this word to impress sellers and encourage them to list their property. However, many times, these so-called “investors” aren’t quite what you might picture. In my experience, most of the investors I work with are local business owners or individuals who have moved away but still maintain ties to the local community. True absentee investors, those looking to buy Iowa farmland, often have some connection to agriculture investors. While larger corporate-style investors do exist – and we have worked with such entities – they are not as common as many think.
So, who will buy your land? The answer depends on the marketing approach and targeted audience. Every type of land can appeal to both local buyers and investors. The key is to highlight the features of your property that will attract both of these groups.
