A large, high quality, diverse offering in Allamakee County, IA. This 442.71 acre land auction is one of the largest contiguous tracts to be offered for sale in a decade in this region. We are honored to represent the Bernard Welsh Family Farm at live public auction with online bidding available. This land has been meticulously cared for and even held many county row crop yield and livestock records over a long term consistent period. This land offering shall be offered in 4 tracts "multi-parcel" with the opportunity to purchase the entirety as tract 5.
Tract 1: 193+/- Acres (122.45 tillable) The first thing that stands out on this tract is the East side of the farm. Long, beautiful, straight rows, with nice straight terracing tiled through, and nice wide open southern exposure. The tillable ground on this tract consists of primarily Downs and Fayette silt loams; these are some of the best soils in the state and this tract has over 64% of these top end producers. The balance of the tract is very clean pasture with great fence, water, grass and nice mature white oaks and hickory providing good shade throughout
Tract 2: 167 +/- Acres ( 87.17 tillable) This tract had an excellent stand of corn on it this fall and provides one really nice wide open field on a top with good exposure and drainage. The top end of the soils consist of Downs, Fayette, and Massbach silt loams all great producers that really showed this tracts potential this year in the dry conditions. The drone photos and a walk through the crop this year verify this tract is an excellent producer. This tract also has some very nice clean pasture with great grass, water, fence and some very nice mature trees. There are many pockets of timber on this tract with high quality harvest ready and future harvest black walnut, oak, hickory, and maple. NOTE this tract will have a seller paid allowance for a driveway to be installed to the top tillable field.
Tract 3: 75 +/- Acres (66.71 tillable) A beautiful opportunity on its own or paired with any additional tracts this one is a show stopper. With huge accesses on two sides and wide open exposure to the large fields and nearly no surrounding timber. This tracts soils include Fayette, Downs and Village Silt Loams and had a great stand of corn, soybeans and alfalfa on it this year showing what all three could do. This tract is sure to command high rents or grow big yields year after year as it appears to have been taken care of very well and had great fertility over time.
Tract 4: 7.71+/- Acres If you have been looking for a nice acreage north of Waukon this one is very well kept and close to town. The house is a 2358 sq ft, 4 bedroom, 2 story with a couple very nice additions. The kitchen size and open flow of the main level really lay out nice and open here. Large windows, good roof and big garden around the white fenced lawn are all very sharp. The building site includes many large outbuildings perfect for large equipment, livestock and hay, silage, or seed storage. Mr. Welsh was a well known Pioneer Seed Dealer in the area and had a nice heated office in the garage, 14' side walls and good thick concrete on the larger shed where he stored seed.
