The Bulman 284 is a property that holds many desirable features for the discerning land owners' intentions. As you enter the property through the gated entrance off the hard surfaced road you are immediately greeted by the kind colors of the perfect setting many dream of. A cabin with a large deck overlooking a spring fed pond with towering bluffs and deep valleys to the North. At this point everything you see is part of the property and you are surrounded by the towering protecting bluffs. The well-maintained private road leads to a very well-maintained yard perfect for camping adjacent to the heated, cooled, insulated cabin with large screened in porch perfect for gatherings. Continuing to the North across a cattle guard you enter an old farmstead full of history with a large barn and a Y in the road and this is where the property really starts to shine. Up the valley trail further you are greeted by another pond surrounded by clean pasture and mature timber. The large trail turns NW and climbs the bluff until you reach a clearing on top where you will find a rare bluff top water holding pond and open park like setting excellent for a green field food plot accessed from the south.

Back down the trail back into the building site and towards the center valley you will notice a small building with water flowing from it. This is a high-volume spring flowing from the ground that feeds the creek and pond and used to be the fresh water source right into the house! Behind the spring is another nice pole building with electricity and a concrete floor. The central location of these buildings really allows for separation to the remainder of the property to stay secluded and encourage daylight deer movement away from the buildings. This valley is large and deep with a huge south facing hill face and another pond and as well as areas that would lay out well for large food plots or native grass plantings. Towards the back of this valley are ancient huge cottonwood trees that resemble the river bottoms of western Kansas and Eastern Colorado.  If this bottom were filled with grain food plots the deer numbers for hunting and finding sheds would be phenomenal with the amount vast, difficult access timber and large south facing cedars surrounding this valley.

Onto the third valley above one of the established tillable fields you take a trail to another ridge top with multiple saddles and benches. As you arrive towards the top you enter a field that would be another excellent grain field and tower blind location. This open field drops off sharply on the North and has a very difficult access south facing cedar face to its south making it another great hunting location. Through the field and up the ridge to the very top you can ride a UTV or hike to a lookout that rivals any I have seen in the driftless region. From this point you can see for miles of the winding widest portion of the Upper Iowa River and the stunning valley it has created over time. Arriving at this point after touring this property was the icing on the cake and I can only imagine the conversations on a bench or sitting on the tailgate of a UTV the past families and future owners will have at this special place.
